Assessing your BEMS and its impact on energy efficiency

"Buildings account for over 40% of the world’s energy consumption, and Building Energy Management Systems (BEMS) can help reduce this consumption. BEMS already play a significant role in today’s built environment, and their benefits will continue to grow in importance with the increasing demands placed on buildings – including energy efficiency, security, health and safety, and occupants’ wellbeing.

But one of the questions we’re often asked is “Can this energy saving be measured?”

Yes, there is a way.

The BS EN 15232 standard: “Energy performance of buildings – Impact of Building Automation, Control and Building Management” provides the ideal starting point.

This important industry tool divides BEMS into four classes – A, B, C and D – and can be used to measure a building automation function’s impact on the energy efficiency of the building. The entire standard is based on building simulations, using pre-defined building automation and control functions. This makes it incredibly simple for those planning changes to quantify potential efficiency gains.

The standard allows the design and efficiency of the BEMS to be assessed, and shows that a system with basic control functionality will not be as efficient as one with enhanced control functionality.

A system that meets the energy efficiency class A for example, states that energy savings in office spaces can reach up to 30% savings in relation to the standard class C. This information can be used to look at the potential payback of the proposed system.

The standard can be used to assess the design of a control system for a new build to see if it meets the highest class, and can also be used to assess an existing system.

When evaluating older buildings, the standard allows for quick decision-making in selecting best fit solutions, providing the necessary assurances over economic viability and performance.

The assumption that older buildings can’t compete when it comes to energy efficiency is simply wide of the mark. Modern structures do play a significant part in reducing emissions in commercial property. But by making use of industry standards and choosing the right partners, products and solutions, it’s possible to transform an older building into a sustainable, highly integrated and comfortable working environment. One that is capable of meeting energy efficiency regulations and delivering cost savings well into the future."
